An Estimate With Clear Assumptions

A valuation begins by identifying the property, its location, reported area, layout and apparent condition. We gather available comparable market references and explain differences that may affect the asking price. The result is an indicative analysis to support sale or rental decisions, accompanied by the assumptions considered and information still needing confirmation. When a specific purpose requires a formal technical report, we explain that a qualified professional will need to prepare it.

What the Analysis Covers

We consider location, area, floor plan, apparent condition and relevant features. Unverified information is identified so an assumption does not influence the estimate.

Comparable References

We examine available listings with similar features and note important differences. Advertised prices do not necessarily equal the prices agreed in completed transactions.

Assumptions and Limits

We present the factors used in the estimate and the limitations of the data consulted. Changes to the property or the market may call for a new analysis.

An Estimated Price Is Not a Final Price

An estimate provides a reference for discussing how to position a property, not a prediction of a future sale price. Payment terms, documentation, demand and the parties' preferences may change a specific offer. Likewise, a commercial analysis does not replace an expert assessment, structural inspection or report required by particular institutions or processes.
